I predict this game never actually gets released, and is merely in development until the end of time or the destruction of the earth ... but then there might be a demo.

I think there will be. It will get everyone even more hyped up about it, and if they bundle it with another game like as Halo3 and Crackdown, they will make more money. Either way, it looks superb and will be on my list of games to get.
If there is a demo it would be the one from X06 or whatever it is called. But, since it is a very hyped game there most likely wont be a demo until after the game is released.
I read in a UK magazine that the game isn't quite as impressive as expected - that the AI is overly rudimentary at this point. It'll probably be put into shape eventually, but I expect the game to slip. What games don't nowadays? As for a demo, there's such hype around the game that Ubisoft don't really need to release one to create any semblance of anticipation, but I expect they will anyway.
