Purchase the disk version (not digital) and you will be able to enjoy The Last of Us. The 12GB will be more then enough. 

No, The Last of Us is a 26 GB file.

If you buy the disc version of the game, it only installs like 46mb on your hdd... the digital manual is only like 35mb. The saves are less than 1mb each. So yeah, you should have no problem.
