How do you unlock barn 9?

I've unlocked and found 8 barns in the game but haven't yet found out how to unlock the last barn. I've won all the races including street races and finished all the PR stunts. The only thing I have yet to do is find all the discount signs (4 left). Do you have to find all the discount signs to unlock the last barn?

Colemanmarkd: My percentage is just under 100% and still nothing. I managed to find 2 more signs but can't for the life of me find the last 2.

ffemt2016: I'm assuming I've driven more in the game than you since I've completed more, so that just leaves the discount signs I guess.

I finally unlocked barn 9 after days of playing and getting nothing really accomplished. I still never found the last 2 discount signs, so it's still a mystery to me on what triggers the last barn to be unlocked.

If your completion rate is over 90%, drive over to the beaumont area of the map. The barn find rumor should trigger when you're in the area.

I had found all discount signs and raced on all roads. I'm still not 40% of the way through the game, but just got gold wristband yesterday. Saturday I unlocked barns 7-9. I had already raced on all roads by then.
I read a "rumor" that it might be mileage based. Again, it's just a rumor.
